BOISE -- You see it as soon as you drive into downtown Boise: a dirt plot of land set against a backdrop of skyscrapers.
It's known as "Parcel B" - the largest undeveloped plot of land downtown. It is a five-acre block at the gateway of the city, and surrounded by Front, Myrtle, 13th and 11th streets.
Formerly a rail yard, the property has been used as a dirt parking lot for years, but come October 1, construction will begin, converting Parcel B into a multi-use project called "Pioneer Crossing".
"We're excited for it," Brock Bridges, a bartender at Prefunk across the street from the property, said. "I think everyone here is. It's good to bring business and more people around here."
KTVB has reported on multiple scrapped developments proposed for the parcel of land over the years, including a convention center, soccer stadium, and two new hotels.
"The entire five-acre block will be developed at the same time," Gardner Company Chief Information Officer Tommy Ahlquist said.
Gardner Company took over the plot of land earlier this year from the Greater Boise Auditorium District (GBAD).
"With this boom in downtown we think that more people will come here and there's more reason to come here with the [new] convention center," Ahlquist said.
Plans for what the renderings show as a "future" section are uncertain no more. Garner Co. is building a brand new hotel, the Hilton Garden Inn, with 150 rooms on the corner of 13th and Front Streets.
A much-needed office building will go in on the corner of Myrtle and 13th Street.
"It will be a great building when you come into the city and kind of an entrance, a welcome building into the downtown," Ahlquist added.
A 680-stall parking structure is going to be built on the corner of Front and 11th Streets with retail and office space on the bottom level. Additional parking is something nearby businesses are excited about.
"That'll be great," Bridges told KTVB. "That's probably the biggest complaint we get from everyone is the parking. So it will be nice to have parking for everyone."
On the corner of 11th and Myrtle, a new restaurant with an outdoor plaza tying in to the Pioneer Pathway and Simplot Headquarters will be constructed.
What will be 12th Street will run through the property, and provide an entrance and exit out of the development.
Many may be wondering: Wwith all the construction and road work downtown already, how will this impact my commute?
Ahlquist says he believes the effect will be minimal; when they are street-scaping around the property they will have to block off some roads, but he says road work won't be invasive.
"I don't think it will impact too much traffic downtown as it will be putting some uses right where you get on and off the freeway," he added.
Gardner Co. is looking to finish most of this project by winter of 2017, transforming Boise's skyline once again but keeping its character.
"It's a hidden gem, I feel like," Bridges said.
Gardner Co. is planning on breaking ground on the restaurant, parking garage and hotel first. The company is waiting to lease more of the office space before building that.
They will be holding a ground-breaking ceremony September 22, and construction will begin October 1.
