BOISE, Idaho — Editor's note: The video above examines if the Treasure Valley is ready for the projected population growth expected by 2040.
The Treasure Valley's housing market continues to heat up as the median home sales price in March reached $334,290 in Meridian and $312,083 in Boise.
A recent report from the Boise Regional Realtors, a realtors association for Ada, Gem, Canyon, and Elmore counties, show how much single-family home sale prices jumped in the last year by looking at median home prices.
In March, the median home sales price in Ada County reached $335,000, an 8.8 percent increase from the same time last year. The increase was fueled in part to newly constructed homes making up a larger portion of all home sales, with 39.8 percent share of the market, a ten percent increase from a year ago.
In Canyon County, the average March home sale price was $238,032, about 30 percent less than Ada County's median price.
The change in year-to-year home sales prices across the Treasure Valley cities jumped by 9.45 percent from March of 2018 to March of this year. However, two Canyon County towns bucked the trend when their housing markets saw significant decreases in their home sales prices.
Forecasts by Zillow.com, which uses an algorithm examining public property data and current Zillow listings, predict that home prices will continue to climb throughout the Treasure Valley into 2020.
