MERIDIAN, Idaho — What is currently an empty lot off the Ten Mile exit in Meridian will soon be home to the newest place in the Treasure Valley to live, work and shop.
The District at Ten Mile is a 222-acre mixed-use project currently under development that will transform a section of one of the fastest growing areas of the Gem State.
"I think we're going to create a project that Idaho can be very proud of," Ball Ventures Ahlquist CEO Tommy Ahlquist said.
Site plans outline the future of the area:
The project will feature a combination of housing, a large retail center, restaurants and entertainment.
"I think it's going to be a very busy site," Ahlquist said. "A Lifestyle Center will be where you can go with your family and be entertained. We'll have lots of entertainment and options there where you can eat. We also are really excited about the way we're going to integrate in the housing there."
"The District" will add a prime attraction just off the interstate at Ten Mile, an area of west Ada County seeing rapid growth.
"What's happened over time is, kind of the center of the valley has shifted to the west as everything's grown in Nampa, Caldwell, and Canyon County," Ahlquist said. "So I think that Highway 16 coming in and really connecting us north/south, and then it being the center of the valley - we believe Ten Mile is just going to be the gathering spot - easy to get to regardless of where you live."
Ball Ventures Ahlquist is teaming up with The Village developer Fred Bruning to build The District.
"What [Bruning] does so well is he just has a vision for the way he merges the different uses on a site," Ahlquist said. "So it won't be exactly like The Village, it will be different - but in a lot of ways will be better."
The District has roughly 2.5 times the footprint of The Village's 88-acres, with developers already seeing interest from businesses looking to make their mark on the lot.
"We've got some hotel sites that people are very excited to get started on, we've got some entertainment coming to the area, restaurants coming to the area," Ahlquist said. "So I think I think you'll see it happen relatively quickly over the next two to five years."
Crews have already started building roads in and out of the property. Buildings are expected to start popping up toward the end of the year, or early 2025.
Construction at The District will be done in phases over the next several years.
